When working with a real estate investor, it’s not uncommon for many people to have a few questions. We’re happy to help you understand the process and provide answers to any questions you might have. What makes a real estate investor different from a real estate agent?

When you work with an agent, you pay them a percentage of the sale, and they list your house in the hopes that someone will purchase it. It can be difficult and time-consuming, but it will also come at a price. Typically, agents charge three to six percent of the sale price. At YourHouseForCash.ca, we’re a real estate investment company where we purchase your house as an investment and don’t list it on the market as a typical real estate agent would.

Will you actually be buying my house or listing it on MLS?

Great question. Your House For Cash is not a real estate brokerage, and we do not list properties for sale in our areas. We are professional home buyers who buy houses for cash in Southwestern Ontario. We may either repair and resell them to another homeowner or keep them as a rental income property for ourselves.

Do you charge fees for someone to work with you?

Nope! You don’t have to pay any fees at all. We don’t charge you any fees at any point in the process. There is no pressure and no obligation to work with us if you aren’t pleased with our offer. If you don’t like our offer, you can just walk away. You won’t owe us anything. We don’t charge a commission – and we even cover closing costs. Moreover, you do not have to pay for ANY repairs, upgrades, cleaning, or other typical costs that usually accompany selling a property.

How do you determine the price you offer to buy my house?

Great question and we’re totally transparent. We take the property location, the condition of the property, and recent sales of similar properties in the area into consideration when valuing the property. We take these, plus a number of other factors into consideration, and then settle on a fair price that works for both of us.

Do you buy condos? Or just houses?

Yes, we absolutely buy condos! We frequently purchase condos throughout Southwestern Ontario. In fact, we will even pay for and order the condo status certificate.

Will you still buy my house if I owe more than the property is worth?

We may still be able to buy, but we would need more details about the property before giving you a definite answer.

After I give you my information, is there any risk or obligation?

None at all. We do not charge you anyway. Because we are not an agent, the closing costs are all ours – and ours alone. We also don’t charge you to visit your house or make you an offer. If you decide not to accept our offer, that’s okay – you still won’t owe us anything. We will cover all the closing costs ourselves to keep our rates down. There is literally ZERO obligation, meaning you have absolutely nothing to lose contacting us.

If I decide to sell to you, how long does the process take?

Timing is based mainly on your needs. We can typically close for you as soon as you need, even within days. We don’t need to wait for your bank to approve a mortgage loan to advance your closing date. Most people contact us because they’re looking to sell quickly, and because we don’t need approval from banks or other large institutions, we can close for you quite quickly.

But what if my house is in foreclosure or it needs a lot of repairs?

That’s okay! We can buy houses, regardless of their condition. We have helped homeowners in or near foreclosure, don’t want to perform the necessary repairs on their home, have inherited a property they can’t afford to keep, need to move fast for work, or whatever their situation or the condition of their house.
